When should KIBA join a residential new-construction project?

Early involvement is useful when plans, site information, selections, budget, and schedule are still being coordinated. The clearer those inputs are, the more useful the initial scope and pricing conversation can be.

Can you price a renovation before every wall is opened?

Visible conditions can be documented and assumptions can be stated, but concealed work may require investigation, allowances, or a defined change process. Those limits should be clear in the proposal.

What documents should we send with a bid request?

Send available plans, surveys, inspection reports, photos, finish information, known scope, property access, occupancy status, budget range, target start, and any permitting information already available.

How are owner selections and changes handled?

Selections and changes should identify the item, decision date, cost or allowance effect, lead time, schedule effect, and approval before the affected work moves forward.
